Two buildings housing govt staff to be razed

The state PWD is set to demolish government employee quarters Mandar, located behind Yogakshema – the headquarters of Life Insurance Corporation of India – in Mumbai, after a slab from a first floor apartment in the building fell a month ago injuring one person.

Kedar – a building adjacent to Mandar and also housing government employees – is also set to be demolished. It was constructed over 35 years ago. Dilip Hinge, deputy engineer (PWD), said, “Mandar building has been declared dilapidated and we are asking people to vacate it. Some officers are being given alternate accommodations. But many are unwillingness to shift.”

“This building is around 38 years old and the slab from one apartment had fallen last month. Thereafter, we felt that
the maintenance cost was high and it was better to demolish and reconstruct,” he added. Another PWD official said, c“Both the buildings are connected… they would have to be demolished and reconstructed to avail additional FSI for government properties. The funds needed will be sought in the next Budget.”

Dr Deelip Mhaisekar, state medical education director who stays in Mandar building, said, “A relative of an officer was injured in the slab collapse incident. The PWD has done an audit and told us to vacate it. I have been allotted
another apartment.”

Another official said, “Ten families live in this building… there are 16 flats. Most officials are being given flats in buildings at Churchgate and Worli.” Another occupant added, “I am yet to be allotted an apartment… this building was poorly maintained by the PWD.”

“I searched for their number on Google and got one mobile number. On calling the number one person impersonated as an employee from the shop. I placed an order for Rs 2,664 but he told me that they do not accept cash on delivery and asked me to make an online payment,” the woman told the police.

The woman told the police that the accused sent her a QR code and after scanning the code Rs 2,664 was deducted from her account. After making the payment, the accused allegedly asked her to pay Rs 40,000 as registration fees which she told was soon to be refunded to her bank account. The fraudster allegedly made the woman pay more in the same manner.

The woman told the police that she ended up paying Rs 93,000 after which the accused asked her bank details like debit card number and CVV number to refund the money. The woman said she declined to further engage with him.

“When I reached the sweet shop, they told me that the numbers on Google were fake. I realised that I was cheated and immediately contacted my bank and asked them to block the transactions,” the woman told the police.

Maharashtra: Ministers, experts to address conclave on real estate sector

Real estate is the second highest employment and revenue generating sector after agriculture in Maharashtra. Due to the Covid-19 pandemic leading to lockdown, the real estate sector has been adversely affected, even though it has a huge potential in terms of development and guaranteeing jobs.

What are the challenges confronting the real estate sector and the measures required to give a new impetus?

To debate these aspects and provide lasting solutions, Loksatta Real Estate Conclave 2021 will be held in Mumbai on Tuesday. The event has been organized by Loksatta, a Marathi daily published by The Indian Express Group.

Maharashtra Revenue Minister Balasaheb Thorat, Urban Development Minister Eknath Shinde and Housing Minister Jitendra Awhad will be the chief guests. They will address the conclave and reveal policy measures taken by the state government to boost the multiple facets of the real estate sector.

Almost all sectors have been hit by the pandemic followed by lockdown since March 2020. But among them, the real estate sector has been worst affected. After the first wave, the sector was slowly making attempts at revival, but the second wave thwarted these efforts. Now, there is a threat of a third wave.

Whether it relates to affordable housing projects, planned development of townships or redevelopment projects, real estate has huge potential to expand in Mumbai city, suburbs, Thane, New Mumbai, Kalyan Dombivali, Ambernath, Badlapur, Alibaug and Panvel. Overall, real estate has remained the mainstay of development, indirectly creating space for newer infrastructure projects. Unfortunately, the sector finds itself in the doldrums due to Covid restrictions.

Experts from the government, private sector and academics will address and participate in the conclave, which will focus on challenges thrown by Covid-19.

The Loksatta Real Estate Conclave is co-sponsored by Slums Redevelopment Authority (SRA) and LIC Housing Finance Limited. The sponsors are Runwal Group, Capacit’e Infraprojects Ltd, Magarpatta City Group and Regency Group.
